We are inviting your views on a draft proposal for residential housing development Land to the north of Crawfords Lane, 165m northeast of 9 Camderry Road, Dromore. The feedback received will help to inform the planning application that will be submitted to the Council in due course.

Proposal Site
The proposal site comprises land to the north of Crawfords Lane, 165m northeast of 9 Camderry Road, Dromore, BT78 3AU.

Planning Context
The proposal site is zoned for housing within the settlement limit of Dromore by the Omagh Area Plan (see image below). This housing zoning carries a general presumption in favour of residential development. The Council have recently adopted their Plan Strategy, which contains various operational planning policies in addition to those contained within the Strategic Planning Policy Statement for NI that ensure all development is appropriate for the site and area and will not result in any harm to interests of acknowledged importance.

Current Planning Permission
The proposal site has a current planning permission for residential housing development:
K/2007/0889/F
This permission includes a total of 75no dwellings with access from Crawfords Lane. It comprises 48no 2.5 storey semi-detached dwellings, 16no 2 storey and 2.5 storey townhouses, 11no detached 2 storey dwellings, along with the associated access, road improvements and public open spaces.
The proposal seeks to deliver an improved layout and updated house types to meet modern standards of accommodation.

Next Steps
Following the conclusion of this pre-application public consultation, all comments will be reviewed. Once considered, relevant changes may be made to the proposed development and all comments, including a summary of the key concerns and the applicant’s responses will be included in a Pre-Application Community Consultation Report. This report will accompany the application submission.
Supporting technical and environmental documents will be finalised to accompany the application. Once complete, the supporting documents and final proposed drawings will be submitted with the Pre-Application Community Consultation Report as a planning application to the Council for consideration and determination.
After the application is validated, the Council will proceed with its own statutory consultation. The Council will then notify the local community about the consultation and application process and how to participate.
